Demolition of an isolated multi-family building
LOCATION: 13 Gramàtics Square, Lleida
YEAR: 2019
The building in 13 Gramàtics Sq., corresponds to an old building constructed in 1900 according to cadastral data.
The building is composed of a ground floor and four upper floors. The plot has a rectangular geometry with a surface of 94 m2 and the building has a built area of 465 m2.
The building is isolated from other buildings because the 14 Gramàtics square, is a plot of land since the building that was there years ago was demolished, and the plot of La Suda St. , 5 only has the walls of the warehouse, and the roof has been demolished.
The ground floor has two premises that are currently unused and the access door to the rest of the building via the stairwell to the upper floors. The rest of the floors are used as housing with two floors per floor.
The construction is typical of the period, with masonry and stone walls on the ground floor, ceramic walls and pillars of solid brick on the upper floors.
The horizontal structure is based on wooden beam slabs and ceramic tongue and groove and plaster forming the vaults. The typology of materials denotes that the building has suffered from rising damp over time.
The building’s roof is made up of beams and wooden beams that form a single-span roof towards Gramàtics Sq.. The roof is finished with ceramic tiles.
The façade of the building is plastered and painted in Gramàtics square and La Suda street. In some points of the façade there has been some detachment of the plaster and some cracks can also be seen.
The party wall that is exposed as a result of the demolition of the building in Gramàtics Sq., 14, is made of polyurethane.
No visit could be made to the interior of the building and its condition is not known, although, according to the reports drawn up previously, the precarious state of the building is reported as a result of theft from the installations and multiple acts of vandalism. Likewise, in a report from the year 2015, it is reported that the 2nd house is shored up.
